This document is the full Declaration of Covenants, Conditions and Restrictions (CC&Rs) that applies to all homeowners.
- What you own & maintain: You own your individual lot and the home on it. The Association owns and maintains the Common Areas (Tracts A-C and E-I) for shared use. You are responsible for maintaining your home's exterior, lawns, and plantings on your lot, while the Association maintains landscaping on common areas.
- Assessments & fees: All lot owners must pay annual assessments (initially $40.00 per month) and potentially special assessments for capital improvements. The annual maximum can increase each year by the Consumer Price Index without a vote; higher increases require a 2/3 vote of members. Delinquent assessments accrue 12% annual interest and can become a lien on the property.
- Architectural review: An Architectural Committee must approve any exterior changes or improvements (including buildings, fences, color schemes, and landscaping). Plans must be submitted and approved in writing; if the committee does not act within 30 days, approval is deemed granted.
- Use restrictions: Lots are for single-family residential use only; no businesses, trades, or non-residential uses allowed. No outdoor antennas, signs (except a small sale/rent sign), or clotheslines visible from neighbors. Vehicles over 3/4 ton, boats, RVs, and trailers must be screened or concealed; pick-up trucks under 3/4 ton with camper shells under 7 feet are allowed.
- Animals: Only a reasonable number of common household pets are allowed; they must be kept as domestic pets, not for commercial purposes. Pets must not be a nuisance or create excessive noise. The Board decides what is reasonable and may determine if an animal qualifies as a pet.
- Leasing & rentals: Owners may lease their property to a single family, but all leases are subject to all Declaration provisions. No minimum lease term is specified in this document.
