Northpointe at Vistancia is a master-planned community in Mesa, AZ, with two association layers: the Vistancia Maintenance Corporation (oversees community-wide features like the Discovery Trail and entry monuments) and the Vistancia North Master Community, Inc. (manages common areas including The Sovita Club and rights-of-way). This document provides an overview of governance, assessments, and an additional property tax through a Community Facilities District (CFD); it is not the full set of CC&Rs or bylaws.
- Master community structure: The Vistancia Maintenance Corporation (VMC) maintains regional amenities and is funded by the four village associations, including Vistancia North Master Community, Inc. Each lot in Northpointe is a mandatory member of Vistancia North, which has its own board and assessments.
- Assessments & fees: As of 2026, Vistancia North Master Community members pay $135 per month ($405 quarterly), allocated $222 to Vistancia North and $183 to The Sovita Collection. Additional fees at closing: $75 Working Capital Fund to VMC, $405 Working Capital Assessment to Vistancia North, and a $400 Disclosure and Lien Estoppel Fee. Gated neighborhoods pay an extra benefited common area assessment billed quarterly.
- Community Facilities District (CFD) tax: A Vistancia North CFD imposes an additional property tax of $2.65 per $100 of net assessed limited property value to repay bonds for water/sewer infrastructure. This tax is separate from HOA dues and is expected to continue until bonds mature (Vistancia CFD bonds mature July 2026). The tax rate may increase if developer support ends.
- Age-restricted section (Ridgecrest): Ridgecrest™, a Trilogy® Boutique Community™ within Northpointe, is an age-restricted active adult community requiring at least one resident 55 or older, with legal exceptions. Contact Shea Homes for details on assessments.
