The community has extensive architectural and landscaping rules enforced by a Homeowner's Association, and residents pay annual assessments for common area maintenance.
- What you own & maintain: You own your individual lot and the single-family residence you build on it, plus any HOA-approved accessory structures like a garage or guest house. You are responsible for maintaining your property, landscaping, and structures per the covenants.
- Home construction & design approval: All structures require HOA approval before construction. Homes must be new construction with masonry/brick/stucco walls, tile or wood-shake roofs with gable/hip design, minimum 2,500 sq ft livable (or 1,800 on grade + 2,500 total for two-story), and minimum 2-car side-entrance garages. The HOA charges up to $150 per plan review and must respond within 30 days or approval is automatic.
- Lot size & setbacks: Minimum lot width is 75 feet. All structures must meet setback requirements: 40 feet from front and rear, 30 feet from sides, 20 feet from street-side property lines.
- Fencing: Side yards must have masonry fencing from residence to property line. Back and side yards require 6-foot masonry block wall OR 5-foot galvanized steel/vinyl fence (1-7/8" posts, minimum 3 rails). Specific corner lots bordering streets must use masonry. All fencing requires HOA approval.
- Landscaping: Landscaping plans must be submitted to the HOA for approval. Minimum plantings include five 24-inch box trees, two 36-inch box trees, twenty-five 5-gallon shrubs, and one 48-inch Ulmus Parvifolia tree (within 12 feet of front curb). At least 35% of the front yard must be leveled and seeded with grass. All landscaping must be complete within 60 days of occupancy. Driveways must be concrete only.
- Parking & vehicles: Private cars and small pickup trucks (under 3/4 ton) can park on the side of the lot if setbacks are met. Campers, trailers, and boats are allowed only in the back yard, fully screened, and with HOA approval. Broken-down or inoperable vehicles must be in an enclosed garage; no other trucks or equipment are permitted outside.
- Horses & livestock: The community is designated for horsemen and allows non-commercial breeding and raising of horses. All horses must be maintained in clean, neat facilities complying with Maricopa County health codes and cannot become a nuisance to neighbors.
