What Greenfield Manor's governing documents say
Greenfield Manor Unit One is a standard single-family home subdivision in Mesa, AZ, governed by a Declaration of Covenants, Conditions and Restrictions (CC&Rs). These rules bind all lot owners and residents, covering construction standards, architectural review, property use, and maintenance obligations.
- Construction standards: Single-story dwellings must have at least 1,700 sq ft of ground floor area; two-story dwellings must have at least 1,200 sq ft ground floor and 2,200 sq ft total (excluding garages, patios, etc.). All dwellings require a two-car garage, concrete or brick driveways, and roofing of at least 300# composition shingle or better. Plastic or aluminum siding is prohibited. Construction must be completed within 8 months of starting.
- Architectural review: All new construction, alterations, fences, antennas, and exterior color changes require prior written approval from the Architectural Control Committee. Plans are deemed approved if not rejected within 15 days. The committee has broad discretion over aesthetics and harmony with the neighborhood.
- Setbacks & fences: Buildings must be at least 25 ft from front and rear lot lines, 7 ft from interior side lines, and 10 ft from street side lines. Fences must be 8" block pilaster type (beige), with front/side setback fences no higher than 2 ft 6 in, and side/rear lot line fences no higher than 6 ft.
- Pets: No animals, livestock, or poultry may be raised or kept for commercial purposes. Household pets (cats, dogs, etc.) are allowed but must not stray onto other lots without owner consent.
- Parking & vehicles: Vehicles may only be parked on concrete or brick driveways; overnight guest parking is prohibited. Trailers, trucks, commercial vehicles, boats, and recreational vehicles must be parked in garages or concealed behind side lot fences on paved pads. Abandoned or inoperable vehicles must be stored out of sight. RVs and boats must be stored inside garages or behind fences.
- Landscaping & maintenance: Landscaping from side fence to front lot line must be completed within 180 days of certificate of occupancy. All lots must be kept free of weeds and rubbish. During prolonged absence, owners must arrange lot care. Six lot owners may clean up an unmaintained lot and file a lien for costs.
- Use restrictions: No commercial activity, hospitals, or sanitariums are allowed. Temporary buildings (tents, shacks, etc.) cannot be used as residences. No more than two residential identification signs (each ≤72 sq in) are permitted; political or other signs require architectural committee approval. No oil drilling, mining, or mineral exploration is permitted.
