What Oasis Verde Homeowners Association's governing documents say
Oasis Verde is a single-family home homeowners association (HOA) in Mesa, AZ. This document is a second amendment and supplement to the original Declaration of Covenants, Conditions, and Restrictions, so it adds or modifies select rules but does not contain the full governing document.
- Property use & dwellings: Lots are for residential use only. Only one detached single-family dwelling per lot, not exceeding one story unless a two-story home is approved by a majority vote of the association. Attached or detached garages are permitted.
- Architectural review: An Architectural Control Committee of at least three resident homeowners oversees approvals. Roofs must use new materials (fiberglass shingles unless otherwise approved). Fences and party walls cannot exceed 7 feet in height and must be masonry/block; chain link is not allowed along property lines or party walls.
- Landscaping & maintenance: Owners must keep lawns mowed, bushes trimmed, and remove dead plants. Weeds and debris are prohibited. If an owner fails to maintain landscaping after 30 days' notice, the association may take action, including notifying Rural Metro for fire hazards. Hardship cases (health, financial, absentee landlord) may get additional time.
- Trash & refuse: Garbage and trash must be kept in covered containers and not visible from neighboring properties except during collection. Accumulation is prohibited; no incinerators allowed.
- Common area – desert preserve: The six-acre natural desert area (Tract A) is reserved for owners and their guests. No motorized vehicles are permitted on this area, except for Salt River Project workers maintaining power lines.
- Vehicles: Inoperable or disabled vehicles cannot be parked on streets or common property. They must be moved onto the owner's lot or into a garage. Abandoned vehicles may be removed by the Maricopa County Sheriff's Department.
- Prohibited animals & signs: No livestock, horses, cattle, pigs, goats, sheep, chickens, fowl, pigeons, rabbits, or poultry may be kept. No advertising signs or billboards are allowed, except one 'For Rent' or 'For Sale' sign per lot after 90% of lots have been conveyed or 18 months from the date of this supplement.
