Old West Manor is a residential community in Mesa, Arizona, where you own your individual lot subject to covenants and restrictions recorded in 1981. The community Association maintains common facilities—including a swimming pool, volleyball court, ramada, and parking areas—funded by annual assessments. The Architectural Committee has broad control over exterior changes, and comprehensive restrictions govern maintenance, use, and vehicle storage.
- What you own & maintain: You own your individual lot and are responsible for its maintenance and upkeep. The Association owns and maintains the common areas (pool, volleyball court, ramada, parking, streets, landscaping) and carries master insurance funded by member assessments.
- Architectural review & approval: The Architectural Committee must pre-approve all exterior alterations, improvements, and changes—including exterior color, building materials, antennas, and signage. The Committee has broad discretion based on aesthetic and suitability considerations, and its decisions are final with no owner recourse.
- Annual assessments: Initial annual assessment is $90 per improved lot (25% for unimproved). Assessments can increase annually by the Consumer Price Index without a vote; larger increases require a 2/3 member vote. Mobile homes, motorhomes, boats, recreational vehicles, and trailers are prohibited if visible from neighboring property. Vehicles must be in operating condition and cannot be parked on streets or common drives.
- Pets & animals: A reasonable number of generally recognized house or yard pets are allowed, provided they do not make unreasonable noise or become a nuisance. The Board has final discretion to determine what constitutes a reasonable number and whether an animal is a nuisance.
- Maintenance & residential restrictions: All properties must be kept in good condition and repair; those in disrepair are subject to Association repair at the owner's expense. Residential use only; no commercial operations. Trash must go in designated dumpsters, and no machinery, equipment, or facilities can be visible to neighbors without approval.
