What The Groves of Hermosa Vista's governing documents say
This is a second amendment to the covenants for Groves of Hermosa Vista, a single-family home HOA in Mesa, AZ. It modifies only two sections of the original declaration: minimum residence specifications and vehicle use restrictions. It does not cover many other common HOA rules.
- Minimum residence size & construction: Single-story homes must have at least 2,500 sq. ft. of ground floor livable area; two-story homes at least 2,300 sq. ft. (excluding garages, patios, etc.). All homes must have at least a two-car garage (no open carports). Construction must be masonry or frame with stucco; limited horizontal siding allowed only with architectural committee approval. Roofs must be concrete or clay tiles or shake shingles; flat roofs prohibited. Driveways must be concrete or brick.
- Parking & vehicle restrictions: Vehicles must be parked only on driveway provided on the owner's lot. No overnight parking on streets. No trailers, trucks, or commercial vehicles (except temporarily present on business) may be parked on the property, and no overnight parking of such vehicles. Boats, boat trailers, motorcycles, ATVs, motor homes, campers, trailers, and other recreational vehicles must be parked inside garages or in a screened back yard area not visible from neighboring property or the general public. Abandoned or inoperable vehicles may not be stored or kept on any lot if visible from neighboring property.
- What this document doesn't cover: This amendment only addresses residence minimum size/construction and vehicle parking/storage. It does not cover other typical HOA rules such as leasing restrictions, pet limits, architectural review procedures, maintenance responsibilities, or assessments.
