Regency at Garden Grove is a single-family detached-home subdivision in Mesa, Arizona—you own your individual house and lot and share common areas (including a drainage tract) managed by the homeowners association. Homes are restricted to single-family residential use only, with strict architectural and vehicle rules enforced by an association committee. Annual assessments fund common area maintenance, starting at $426 per lot through 1997 and adjustable thereafter; non-payment results in liens and suspension of voting and common-area access.
- What you own & maintain: You own your detached dwelling unit (home, garage, patio, and basement) and your lot. The association owns and maintains the common area tracts and is responsible for their upkeep funded by assessments.
- Annual fees & assessments: Assessments started at $426 per lot through 1997, then adjustable annually by the greater of 10% or the Consumer Price Index, capped at 20% increases unless approved by a majority of owners. After 30 days of non-payment, the association may suspend your voting rights and access to common areas; it may also pursue collection lawsuits or foreclose on the lien. Violations of rules incur monetary penalties.
