This document is the full Declaration of Covenants, Conditions and Restrictions (CC&Rs) binding all owners.
- What you own & maintain: You own the lot and the dwelling. The association maintains common areas and provides exterior maintenance (roofs, gutters, paint, landscaping) for each lot, but not glass surfaces. Damage caused by your negligence is charged to you.
- Assessments & fees: Annual assessments start at $360 per lot (1980 level) and can increase annually per the Consumer Price Index without a vote. Special assessments for capital improvements require a two-thirds vote. Assessments are a lien on the property, and late payments accrue interest at 6% plus $3/day after the 3rd of the month.
