• Parking & vehicles: Parking priority: garage, then driveway, then driveway expansion, then street (only 6am–midnight). Overnight street parking (midnight–6am) is prohibited. No commercial vehicles, trailers, boats, RVs, or inoperable vehicles unless stored in a garage. Vehicles may be towed at owner's expense for violations.
• Architectural control & improvements: All exterior improvements, alterations, landscaping, and ancillary structures (sheds, gazebos, etc.) require prior written approval from Declarant (during developer control) or the Board. Minimum dwelling unit size is 3,000 net livable square feet. No modular or manufactured homes. Solar devices and antennas subject to reasonable rules.
• Nuisances & conduct: No rubbish, odors, loud noises, or hazardous conditions. No outdoor incinerators, clotheslines visible from neighboring property, or filming for commercial purposes without Board approval. Discharge of firearms and outdoor burning is prohibited (except barbecues).
• Assessments & voting: Each of the 7 lots has one vote and an equal 1/7 share of common expenses. The association levies regular assessments, special assessments, and enforcement assessments. Nonpayment creates a lien. The Declarant retains control until 6 of 7 lots are sold to purchasers.
