Desert Fairways is a condominium community in Paradise Valley, AZ — you own your unit and share ownership of common elements with other unit owners. All units must be used exclusively as offices for professional services (e.g., medical, dental, law, architecture). This is not a residential community; no residential use is permitted.
- Use of units: Units may only be used as offices for professional services (medical, dental, law, architecture, etc.). Any other use requires approval of all unit owners and compliance with zoning.
- Animals: No animals, birds, reptiles, or livestock are allowed in any unit or on the common elements.
- Leasing & rentals: Leases are permitted but must be in writing, subject to the declaration and rules. Unit owners must provide the Association with lease start/end dates, lessee names, and emergency contact at least 10 days before the lease begins.
- Alterations & improvements: Nonstructural interior additions do not require board approval; structural changes or any exterior-visible alterations (including window coverings) require prior written approval. The board may impose conditions.
- Parking & vehicles: Vehicles may only be parked in designated parking spaces assigned to each unit. No recreational vehicles, boats, campers, or trailers are allowed. Inoperable vehicles and repairs (except emergency) are prohibited.
- Assessments: Common expense assessments are based on each unit's square footage. The board adopts an annual budget and sets assessments. Special assessments (for capital improvements) require approval by two-thirds of voting unit owners.
- Maintenance & repair: The Association maintains common elements and perimeter building walls. Unit owners maintain the interior of their units and certain limited common elements (e.g., utility lines serving only their unit).
