What La Place's governing documents say
La Place Unit Two is a single-family home subdivision in Paradise Valley, AZ. These CC&Rs apply to all lot owners and set requirements for use, construction, and maintenance of properties. An optional homeowners' association may be formed, and if established, owners automatically become members and must pay assessments.
- Single-family residential use & minimum size: Lots are for single-family residential use only. Each dwelling must have at least 4,500 square feet of floor area (excluding porches, garages, guest houses, and servants' quarters). No trade, business, or nonresidential use is allowed.
- Architectural review: Any exterior improvement, alteration, fence, or landscaping must be approved in writing by the Architectural Committee before construction. Plans include shape, materials, colors, and location. The committee may deny based on aesthetic or suitability grounds, and approval is not unreasonably withheld.
- Pets: Only a reasonable number of house or yard pets are allowed (no poultry or livestock). They must be kept as domestic pets only, not for commercial purposes. Pet facilities must not be visible from neighboring property, and animals must not create excessive noise or nuisance.
- Parking & vehicles: No boats, RVs, campers, trailers, or trucks may be kept on the property if visible from neighboring property, except during temporary construction. Garages must be used for parking and storage only, not converted to living space. Only operating automobiles may be parked in uncovered areas.
- Leasing & rentals: An entire lot with improvements may be leased, but only to a single lessee and family. No room rentals or transient (short-term) tenants are allowed. Leases must comply with all CC&R provisions.
- Assessments (if Association formed): If a homeowners' association is established, each lot owner must pay annual assessments (initially max $600 per lot per year, increaseable up to 15% annually without a vote) and potentially special assessments for capital improvements. Assessments are a lien on the property and a personal obligation of the owner.
