Paradise Lakes is a condominium community in Phoenix, AZ — you own your unit's interior and share ownership of common elements maintained by the association. This declaration sets the fundamental rules for owners, tenants, and guests.
- What you own & maintain: You own the interior finished surfaces of your unit; the association maintains the common elements (structures, grounds, utilities). You are responsible for your unit's interior, plus limited common elements like your patio or balcony, except structural parts.
- Occupancy & residential use: Units are for single-family residential use only. 'Single family' means related persons or up to three unrelated persons living together. No business or commercial activity is allowed. No temporary structures (trailers, tents) may be used as residences.
- Leasing & rentals: Leases must be for the entire unit, for a minimum of 30 days. Leases must acknowledge the condominium documents, and owners must notify the association of the lease term and occupant names.
- Pets: Only house pets (dogs, cats, etc.) are allowed, not for commercial breeding. No pet may exceed 18 inches in height at the shoulder. Dogs must be leashed (max 6 ft) when outside the unit, and owners must clean up droppings. No pet structures visible from outside.
- Parking & vehicles: No trucks over 84 inches tall or 80 inches wide (except regular-use mini-vans), no recreational vehicles, boats, or trailers may be parked on the property. Inoperable vehicles and visible repairs are prohibited. The association may tow violators at the owner's expense.
- Use & appearance restrictions: No outdoor antennas or satellite dishes without architectural committee approval. No outside clotheslines. Signs limited to a small name/address sign. Window coverings and any exterior alterations (including paint, patio landscaping) need architectural committee approval. Patios must be kept neat and may not be used for storage.
