Vista Camello (also known as Cactus Wren Estates) is a single-family home subdivision in Paradise Valley, AZ, governed by a homeowners association. This amended and restated declaration is the full rulebook that binds all lot owners. It establishes strict residential use, architectural control, and mandatory assessments for common area and private road maintenance.
- Single-family residential use: All lots must be used exclusively for single-family residential purposes. No business or non-residential use is allowed. Each lot may have only one private single-family residence (minimum 4,500 sq ft floor area, excluding porches, garages, guest houses, and servants’ quarters), plus a garage for up to 6 cars, a guest house, and servants’ quarters.
- Minimum home size: No dwelling may be erected on any lot with less than 4,500 square feet of floor area, exclusive of open porches, carports, garages, guest houses, or servants’ quarters.
- Architectural review: Any exterior improvement, alteration, or construction (including buildings, fences, walls, landscaping, color changes) requires prior written approval from the Architectural Committee. The committee has broad discretion over aesthetics and may consider suitability, harmony with surroundings, and effect on neighboring properties. Approval is deemed granted if the committee fails to act within 30 days of a complete application.
- Pets & animals: Only a reasonable number of ordinary household pets are allowed, excluding poultry and livestock. Pets must not be a nuisance, must be leashed (max 6 feet) when off the owner’s lot, and owners must immediately remove droppings. No pet enclosure may be visible from neighboring property.
- Leasing & rentals: An owner may lease an entire lot (with all improvements) to a lessee and their family, but no rooms may be rented and no transient tenants (short-term rentals) are permitted. All leases must comply with the declaration.
- Parking & vehicles: Only automobiles in operating condition may be parked in uncovered areas. Boats, recreational vehicles, trailers, campers, trucks, and similar vehicles must not be kept on the lot if visible from neighboring property, except with Architectural Committee approval. Garages must be used only for parking and storage, not converted to living space.
- Fences & setback requirements: Fences require Architectural Committee approval. Front-yard fences within 20 feet of the front line may not exceed 3 feet in height; no fence may exceed 6 feet unless approved for a tennis court. Chain link and grape stake fences are prohibited. Buildings must be set back at least 40 feet from the front and rear lot lines, and 20 feet from side lines, with some variance possible.
- Signs & antennas: Signs visible from neighboring property are generally prohibited except for one small residential identification sign (max 54 sq in), one construction sign (18"x24"), one for-sale/for-rent sign (18"x24"), and one political sign (24"x24") displayed for limited periods.
