Paradise Valley Landings is a standard single-family subdivision in Paradise Valley, AZ. This Declaration of Covenants, Conditions and Restrictions (CC&Rs) applies to all lot owners and occupants, governing land use, construction, and aesthetics. It prohibits condominium creation and short-term rentals (minimum lease 30 days).
- Residential use only: Lots are for single-family residential purposes only. No business, commercial, or institutional uses are permitted (except model homes and sales offices during development).
- Architectural review: An Architectural Control Committee (initially appointed by the developer) must approve all exterior changes, including new construction, alterations, fences, color changes, landscaping, and grade changes. Plans are deemed approved if not rejected within 45 days.
- Minimum house size: Houses must have at least 1,100 square feet of livable space (excluding garages, patios, etc.) unless the Committee approves a smaller size.
- Leasing & rentals: Owners have the right to lease their entire lot and house, but leases must be in writing and have a minimum term of 30 days (no short-term vacation rentals).
- Pets: Customary household pets (dogs, cats, birds) are allowed, but only in numbers that do not create a nuisance or disturb neighbors. Animals must be controlled, and waste must be disposed of promptly.
- Parking & vehicles: No vehicles exceeding 3/4-ton rating, trailers, campers, boats, or recreational vehicles may be stored where visible from streets or other lots except for temporary parking (max 4 hours). Commercial vehicles are restricted unless they are sedans or standard pickups with unobtrusive markings. On-street parking is discouraged; vehicles should be kept in garages or driveways.
- Fences & landscaping: Fences must be cement block (unless otherwise approved), no taller than 6 feet, and maintained by lot owners. Landscaping must be installed within 6 months of purchase and kept neat; plans need Committee approval. Owners are responsible for drainage retention areas on their lots.
