Arcadia Citrus Square is a single-family home HOA in Phoenix, AZ. These Covenants, Conditions & Restrictions (CC&Rs) govern what owners, residents, and guests can do with their lots and common areas. The rules are enforced by the Arcadia Citrus Square Homeowners Association.
- Residential use & home businesses: Lots and residences must be used only for residential purposes. Home businesses are allowed only if they are not visible or detectable from outside, have no outside customers or employees, and comply with all other rules.
- Pets: A reasonable number of domestic pets is allowed, ordinarily up to 3 per household. Dogs must be leashed (max 6') when off the owner's lot, and owners must clean up feces. The Board may restrict dogs on common areas and ban pets that bite or are a nuisance.
- Leasing & rentals: Owners can lease only the entire lot and residence. All leases must be in writing, have an initial term of at least 6 months, and include a provision that the lease is subject to these rules. Owners must notify the association at least 10 days before the lease starts and provide tenant information. Subleasing is prohibited.
- Architectural review: Any exterior change—including buildings, fences, landscaping, paint colors, and solar devices—must be approved in advance by the Design Review Committee (appointed by the Board). The committee may deny plans for aesthetic or other reasons. No changes can be made without written approval, except in emergencies.
- Parking & vehicles: Vehicles should be parked in garages; driveway parking is allowed only if the garage is occupied by two vehicles. No commercial vehicles, boats, trailers, or inoperable vehicles may be visible from neighboring property. On-street overnight parking is prohibited as determined by the Board. No vehicle may be parked for more than 24 consecutive hours except in a driveway or garage.
- Signs, antennas & solar: Signs are generally prohibited unless required by law or allowed by Arizona law (e.g., a single small identification sign up to 72 sq. in.). Antennas and satellite dishes must comply with FCC rules and be installed to minimize visibility. Solar devices require prior written approval.
- Party walls & use and benefit easements (U.B.E.): Walls or fences between lots are party walls—owners share maintenance and repair costs. The declaration also creates Use and Benefit Easements (U.B.E.) that allow adjacent lot owners to use certain strips of each other's property as part of their own front/rear yard, subject to specific restrictions (no swimming pools, no excavation, etc.). The benefiting lot owner must maintain the U.B.E. area and carry liability insurance naming the burdened lot owner as an additional insured.
