Vista Square is a 14-unit condominium community in Phoenix, AZ (Horizontal Property Regime). You own your individual unit plus a 1/14th undivided interest in common elements. This document sets rules for owners, residents, and tenants.
- What you own & maintain: You own your unit's interior (walls, floors, fixtures, appliances) and must maintain and repair interior surfaces, A/C, heating, and other equipment. The Association maintains exterior walls, roofs, structural components, common elements, and certain shared utilities.
- Leasing & rentals: Only entire units may be rented, and occupancy is limited to the lessee and their family. No minimum lease term is stated. Leases must comply with all other rules.
- Pets: Customarily accepted household pets are allowed in numbers and under rules set by the Board. No pets may be kept for commercial breeding or profit.
- Use restrictions: Units are for residential use only. No business, commercial, or unlawful activities are permitted. Nuisances, offensive odors, and activities disturbing other residents are prohibited. Signs are limited to one 5 sq. ft. 'For Sale' or 'For Rent' sign per unit with Board approval.
- Vehicles & parking: Only passenger automobiles and motorcycles may be parked or stored on the property unless the Association permits otherwise. Boats, campers, and recreational vehicles are not allowed. Vehicle repairs on the property require Board consent.
- Assessments & fees: Each unit pays monthly assessments equal to 1/14th of total Common Expenses. Special assessments may be levied for unanticipated costs. Unpaid assessments bear interest and become a lien on the unit, enforceable by foreclosure.
