Harmony At Arcadia is a single-family home HOA in Phoenix, AZ — you own your lot and house, and the association maintains shared common areas. This document is the full set of covenants, conditions, and restrictions that run with the land and bind all owners, residents, and tenants.
- Architectural review: Any exterior construction or modification (including fences, paint, landscaping, sheds, and solar panels) must be approved in writing by the Design Review Committee before starting. Requests are decided within 45 days; disapproval can be for purely aesthetic reasons.
- Leasing & rentals: You may only lease your entire lot and house, not just a room. Leases must be in writing, with an initial term of at least one month. You must give the association the lease dates, tenant names, and your emergency contact at least 10 days before move-in. No subleasing allowed.
- Pets: Dogs, cats, and household birds are allowed in reasonable numbers as domestic pets. The board decides what is reasonable for your lot. Pets must be confined to your lot; dogs on common area must be on a leash no longer than six feet, and you must clean up feces.
- Parking & vehicles: Park vehicles in your garage as much as possible; no inoperable, oversized (over 1 ton, 8 ft height, 24 ft length), or recreational vehicles (RVs, boats, trailers) may be parked where visible from neighboring property. No parking on streets if garage or driveway space is available. No vehicle repairs visible from outside.
- Home-based businesses: Running a business from home is allowed only if it is not detectable from outside (no signs, customers, or extra traffic), is legal, and is conducted by a resident without non-resident employees. Leasing your home is not considered a business.
- Signs: Only one temporary for-sale or for-rent sign (max 18x24 inches) plus a small rider, one residential identification sign (max 9x30 inches), signs required by law, or signs approved by the Design Review Committee are permitted. No other signs are allowed.
- Maintenance responsibilities: You are responsible for maintaining your lot and all improvements on it (house, landscaping, driveway, fences). The association maintains common areas (landscaped tracts, streets, and amenities) and may charge you for repairs caused by you or your tenants.
