You own your individual unit and a garage space, while the association maintains the common elements (including a swimming pool, hot tub, clubhouse, and landscaping). Living here requires following detailed rules about use, alterations, parking, pets, and leasing.
- What you own & maintain: You own the interior of your unit (walls in, including finished surfaces) and your garage space. You must maintain and repair everything inside your unit, including appliances, HVAC, plumbing, and interior finishes. The association maintains all common elements, including the building exterior, roofs, foundations, and common amenities.
- Leasing & rentals: Leases must be in writing, for a term of at least 90 days, and cannot be subleased or assigned. The unit owner must provide the association with a copy of the lease and contact information. Owners are liable for their tenants' violations.
- Pets: You may keep up to two common household pets (dogs, cats, birds, fish, etc.) per unit. Dogs must be leashed (max 6 feet) outside the unit, and owners must immediately clean up waste. No structures for pets visible from neighboring property. The board may adopt additional rules, including weight/height limits, but those require a member vote.
- Vehicles & parking: Only passenger vehicles, SUVs, golf carts, motorcycles, and pickup trucks under 1 ton are allowed. No commercial vehicles, RVs, boats, or trailers except in garages. Each unit has a garage space, and parking in driveways is limited to two vehicles side by side. Guest parking is for temporary use (max 72 hours). The association can tow violators.
- Alterations & appearance: Any change visible from neighboring property (including exterior paint, window coverings, antennas, solar panels) requires written board approval. Window coverings facing the exterior must be white or cream. Hard flooring on second floor requires soundproof underlayment approved by the board.
- Use restrictions: Units are for single-family residential use only. Home businesses are allowed if not detectable from outside and no customer traffic. No nuisances, no clotheslines, no temporary structures, and no antennas visible from neighboring property (with limited exceptions for federally protected dishes).
- Common elements & amenities: Common elements include the swimming pool, hot tub, clubhouse, ramada, private streets, visitor parking, landscaping, and utility areas. Each unit has an undivided 1/24 interest in common elements. The association may adopt rules for their use and can suspend access for rule violations.
