- Parking & vehicles: Each unit is allocated one specific parking space as a limited common element. Only authorized vehicles (passenger cars, SUVs, vans under 10 people, motorcycles, pickup trucks under 1 ton, under 7 feet tall) may be parked in designated spaces. No recreational vehicles, boats, trailers, or vehicle repairs on the property.
- Improvements & alterations: You may alter your unit as long as you don't impair structural integrity or mechanical systems. Alterations visible from the exterior require board approval. The board may require plans, insurance, deposits, and a non-refundable review fee. Common element alterations require board approval.
- Use & occupancy: Units are for residential use only. Limited home businesses are allowed if not visible or detectable from outside, no customers come to the unit, and it's consistent with residential character. No nuisances, illegal activity, or offensive conduct are permitted.
- Assessments & fees: The association levies regular assessments, special assessments, and enforcement assessments. There is also a transfer fee detailed in the declaration. The board prepares a budget, and reserves are required. Nonpayment can result in liens and enforcement.
