- Single-family residential use & home business: Units and limited common elements must be used exclusively for residential purposes by a single family (related persons or up to three unrelated individuals). Limited home-based businesses are allowed as long as they are not apparent from outside, generate minimal traffic, and do not use hazardous materials.
- Leasing & rentals: Leases must be in writing, for a term of at least 90 days, and subject to the condominium documents. The unit owner must provide the association with a signed lease copy, tenant background check, and crime-free lease addendum at least 10 days before occupancy.

Interior nonstructural changes that do not affect mechanical systems may be done without approval. Hard flooring in upper units requires sound-dampening measures.
