The association maintains the exterior, common areas, and carries insurance, funded by assessments on each unit. This is not a residential community; all units must be used exclusively for commercial or professional office purposes.
- Use restrictions: Units may be used only for commercial or professional office purposes, in compliance with zoning. No residential, retail, or other uses are permitted.
- Pets: No animals, birds, reptiles, fowl, or livestock are allowed in any unit or on the property. The only exception is fish kept in an aquarium.
- Leasing & rentals: Leases must be in writing and expressly subject to the declaration and rules. The unit owner must provide the association with lease details (start/end dates, tenant names, emergency contact) at least 10 days before the lease begins. The owner remains liable for any tenant violations.
- Parking & vehicles: No inoperative vehicles may be stored or repaired on the property. Boats, trailers, campers, and recreational vehicles are prohibited. Parking is allowed only in designated spaces; the board may tow violating vehicles at the owner's expense.
