Boulder Mountain is a standard single-family home subdivision in Phoenix, AZ, governed by a homeowners' association (HOA). Each homeowner owns their lot and the home on it, and shares ownership of common areas. The HOA sets rules for the community, manages common elements, and collects assessments from all owners.
- Use & occupancy: Lots must be used as a single-family residence only. No commercial or business activity is allowed on the property.
- Pets: Household pets (dogs, cats, birds, fish) are allowed in reasonable numbers without prior approval, but other animals require board approval and must not become a nuisance.
- Leasing & rentals: Lots may be leased for an original term of at least one month (no transient tenants). Leases must be in writing, for the entire lot, and must require the lessee to comply with all governing documents. The owner remains responsible for all obligations.
- Architectural review: Any exterior changes (buildings, landscaping, fences, etc.) require prior written approval from the Architectural Committee.
