Brookside Offices is a commercial office condominium in Phoenix, AZ — you own your individual unit and share ownership of the building's common elements. All units must be used exclusively as professional or business offices or certain medical/clinical uses (max 5,000 sq ft for labs). The association maintains common elements, perimeter building walls, and carries master insurance.
- What you own & maintain: You own the interior of your unit (including interior partitions, fixtures serving only your unit) and are responsible for its maintenance. The association maintains the common elements and perimeter building walls. You also maintain assigned limited common elements like parking spaces, mailboxes, and exterior HVAC units serving your unit.
- Permitted uses: Units may be used only as professional offices, business offices (with no retail sales unless directly related), financial/real estate/insurance offices, or medical/clinical labs up to 5,000 sq ft. Any other use requires zoning approval and approval by the declarant (during declarant control) or unit owners (after).
- Leasing & rentals: Leases must be in writing and must state that the lease is subject to the declaration and rules. The owner must notify the association at least 10 days before the lease starts with the term, lessee names, owner contact, and emergency contact.
