- What you own & maintain: You own the interior of your unit and are responsible for its maintenance and repair, including limited common elements (like porches, balconies, and storage areas allocated to your unit). The association maintains the common elements, but if it fails, each owner must maintain the half of common property next to their unit.
- Single-family residential use: Each unit may only be occupied by a single family as defined in the declaration — a group of related persons or up to an unrelated group maintaining a common household. No business, profession, or trade is allowed in the unit, though you may keep a personal library, handle personal business calls, or keep personal accounts.
- Architectural review & exterior changes: Any structural additions or exterior alterations (including color changes) require permits and approval from the Fountain Hills Committee of Architecture. Nonstructural interior changes do not need prior approval but must be workmanlike and you are responsible for any damage to other units or common elements.
- Vehicles & parking: No inoperable vehicles may be stored or parked where visible from neighboring property. No motor vehicle repair (except emergency) is allowed where visible. The document does not specify parking space allocation beyond limited common elements for parking structures.
