Casa Rica is a single-family home HOA in Gilbert, AZ. These covenants, conditions, and restrictions run with the land and bind all current and future owners, residents, tenants, and their guests. The HOA manages the common areas and enforces the rules to protect property values and community appearance.
- Architectural review: All exterior construction or modifications require prior written approval from the Design Review Committee (DRC). Plans must be submitted; if not approved or denied within 60 days, the application is deemed disapproved. The DRC has broad discretion based on aesthetics and can require a compliance deposit.
- Residential use & home businesses: Lots are for residential use only. Home businesses are allowed only if not detectable from outside, no customer traffic, no employees who aren't residents, and no excess parking or noise.
- Pets: Only dogs, cats, and small household birds as domestic pets are allowed. The Board determines a 'reasonable number.' Dogs must be leashed off-lot and feces removed from common areas. The Board can restrict dog access on common areas and require removal of dangerous or nuisance animals.
- Parking & vehicles: No commercial vehicles, boats, RVs, trailers, or campers may be parked so as to be visible from neighboring property. Passenger vehicles over 8' tall or 24' long are also restricted. No storage of vehicles outside garages. Garage doors must stay closed except for entry/exit. Street parking is prohibited if driveway or garage space is available.
- Leasing & rentals: Leases must have an initial term of at least one month. Owners must inform the association of lease terms and occupants at least 10 days before move-in. Owners are responsible for tenant violations.
- Assessments & fees: The association levies regular and special assessments on each lot to cover common expenses, reserves, and working capital. Nonpayment creates a lien and may result in suspension of common area use.
- Signs & antennas: Signs visible from neighboring property are prohibited except as required by legal proceedings or installed by the association or declarant. Satellite dishes are permitted subject to FCC rules and must be placed in the least visible location.
