Continental Villas West is a townhome community in Phoenix, AZ where you own your lot and home, with party walls linking units. The homeowners association maintains common areas and some exterior elements, funded by assessments on each lot. These CC&Rs apply to all owners.
- What you own & maintain: You own your lot and the building on it. You are responsible for interior maintenance, windows, doors, patios, rear fences and gates, termite control, and perimeter/patio walls on your lot. The association may provide exterior painting, roof repair, and landscaping of common areas if funds allow.
- Leasing & rentals: Leases must be for at least one year. You must notify the association within 30 days of renting, provide the tenant with the CC&Rs and rules, and the lease must require tenant compliance. No more than 30% of all lots may be rented at any time; the board maintains a queue for those wanting to rent.
- Pets: Only traditional household pets (dogs, cats, birds, fish) are allowed, and not for commercial breeding. Additional restrictions may be in the association's rules.
- Architectural review: Any new structure, fence, wall, or exterior change must be approved in writing by the board or an architectural committee. Approval is deemed given if no decision is made within 45 days.
