Cavalier Campus is a single-family home subdivision in Tempe, AZ, governed by restrictive covenants recorded in 1964. These covenants run with the land and bind all lot owners, setting minimum house size, setback rules, and use restrictions — no HOA or assessment fees are involved.
- Use restrictions: Lots are for residential use only. No business, hospital, sanitarium, theater, or saloon is allowed. No livestock, chickens, pigeons, fowl, or rabbits may be kept.
- Building restrictions: Only one detached single-family dwelling (max 2 stories) plus a private garage (max 1 story, up to 2 cars) and a guest house or servant quarters for non-paying guests/servants are allowed. No trailer or moved building. Minimum ground floor area of 1000 sq ft, exclusive of porches and attached garage. Construction must be masonry or masonry and frame.
- Setbacks & fences: Front wall must be between 20 and 35 feet from front property line. Side walls must be at least 7 feet from side line (except carports with storage may be 3 feet). Solid walls or steel fences cannot be closer to the front street than the front wall of the house, or 30 feet if no house exists. Walls max 6 feet high. Hedges within 20 feet of front street line max 3 feet high.
- Duration & amendment: Covenants run until July 1, 1994, then automatically renew for successive 10-year periods unless a majority of lot owners votes to change them.
