Chaparral Ranch Patio Homes III is a planned community of attached single-family homes (patio homes) in Phoenix, AZ, governed by a homeowners association. These rules apply to all lot owners (and their tenants) in the subdivision.
- What you own & maintain: You own your dwelling unit and lot. You are responsible for all interior and exterior maintenance of your unit and lot. The association maintains common areas including landscaping on common areas, streets, perimeter walls, and common sewer lines.
- Assessments & fees: The association levies annual and special assessments. The initial maximum annual assessment was $30 per lot per month (in 1985), with annual increases capped at 5% without a membership vote. Special assessments for capital improvements require approval by two-thirds of each voting class.
- Architectural review: Any exterior improvement or alteration (including painting) requires prior written approval of the architectural committee (or board) as to harmony of design and location. Plans are deemed approved if not disapproved within 30 days of submission.
- Pets: You may keep no more than two common household pets, provided they are not kept for commercial purposes. Animals, livestock, or poultry are otherwise prohibited.
