Chateau de Vie Four is a townhouse community in Phoenix, AZ where you own your individual unit and share common grounds and structures maintained by the Association. Ownership means paying monthly assessments, getting Board approval for exterior changes, and sharing walls with neighbors under detailed damage-liability rules.
- What you own & maintain: You own your townhouse interior, patio, and are responsible for all interior upkeep and patio maintenance. The Association maintains roofs, exterior paint, common parking areas, landscaping, and main water shutoffs, but NOT your doors, windows, gutters, AC units, skylights, or patio light fixtures.
- Party walls (shared walls between townhouses): If you or your guests damage a party wall, you pay the full repair cost. - Payment enforcement & consequences: Unpaid assessments accrue 6% annual interest plus late fees and attorney costs.
