- Single-family use only: Each lot may have only one single-family residence plus a private garage or carport for up to two cars. No garage or outbuilding may be used as a residence.
- Minimum house size: Any dwelling must have a ground floor area of at least 900 square feet, excluding open porches, pergolas, and attached garages.
- Setbacks & building placement: Front walls must be at least 20 feet from the front property line (porches, garages, or carports may project up to 5 feet into that setback). Side walls must be at least 5 feet from one side and 9 feet from the other, except for garages on the rear third of the lot.
- Fence & hedge restrictions: No solid wall or fence over 3 feet high is allowed within the front setback area (or within 20 feet of the front line on vacant lots). Side and rear fences/walls cannot exceed 6 feet. Hedges over 3 feet are prohibited within 20 feet of the front property line.
- Livestock & commercial use prohibited: No commercial animal husbandry or livestock of any kind is allowed on any lot.
- Utility easements: Easements for utilities and drainage are reserved as shown on the recorded plat. No structures, plantings, or other materials may interfere with installation or maintenance.
- Nuisance prohibition: No noxious or offensive activity is permitted on any lot, nor anything that may become an annoyance or nuisance to the neighborhood.
- Duration & extension: These restrictions originally ran until January 1, 1992, and automatically extend for successive 10‑year periods unless a majority of lot owners agree to change them.
