- What you own & maintain: You own your townhome building and lot; you're responsible for all maintenance, repairs, and replacements of the structure, roof, exterior surfaces, windows, and utility lines serving your property. The association maintains the common areas and the front-yard landscaping on all lots.
- Assessments & fees: Regular monthly assessments are charged equally per lot and may not increase more than 5% per year without owner approval. Capital improvement assessments for major projects require a two-thirds member vote. Late charges apply if not paid within 15 days; 12% annual interest accrues after 30 days of non-payment.

- Architectural review: No external changes—including additions, fences, patios, air conditioning units, landscaping, or other structures—may be made without written board approval of design, materials, color, location, and harmony with the property.
- Residential use & home business: Property is restricted to single-family residential use only. Limited home business activity is permitted if it is not apparent by sight, sound, or smell from outside, complies with zoning, and does not create a nuisance or safety hazard.
- Enforcement & non-payment: Owners delinquent on assessments lose voting rights and access to recreational facilities until paid. The association may foreclose on the property lien and recover court costs and attorney fees from the owner.
