Twin Hawk Condominiums is a 2-unit condominium community in Fountain Hills, AZ. You own your unit (defined by exterior surfaces, slab, and roof) and are responsible for its upkeep and an exterior lawn area. The association consists of both unit owners with equal voting rights.
- What you own & maintain: Each unit's boundaries are the exterior finished surfaces of the four perimeter walls, the bottom of the building slab, and the top surface of the roof. Each owner must maintain their unit and a defined exterior lawn space, as well as limited common elements allocated to their unit.
- Leasing & rentals: Unit owners may lease their unit, but any lease, sale, or transfer is subject to a right of first refusal/option to purchase held by the other owner. The option price is set at a minimum of 7% less the average of at least two approved written appraisals.
