What Enterprise Condominiums's governing documents say
Enterprise Condominiums is a condominium community in Fountain Hills, AZ. You own your individual unit and share ownership of the common elements. The association manages the common areas and enforces rules. This declaration outlines governance, use restrictions, and financial obligations.
- What you own & maintain: You own the interior of your unit; the association maintains the common elements and limited common elements (e.g., parking spaces). Owners must maintain their own units, and the association can enter for repairs.
- Pets: No animals or birds are allowed except seeing-eye dogs or similar aids, which must be kept under control. The board can require removal if the pet becomes objectionable.

Assessments are a lien on the unit.
- Use restrictions: Units may be used for any lawful purpose allowed by zoning, but require Declarant's approval. Commercial vehicles, signs, and external antennas are restricted. Nuisances, illegal activities, and activities increasing insurance premiums are prohibited.
- Architectural review: No exterior alterations (fences, awnings, solar panels, etc.) may be made without prior written approval from the Architectural Control Committee. Plans are submitted and deemed approved if not disapproved within 45 days. The committee can charge a fee for consultant review.
- Leasing & rentals: The declaration does not restrict leasing by unit owners. However, the Declarant retains rights to maintain sales or leasing offices. Leasing may be subject to future rules or local law.
- Amendments & termination: Amendments require a 67% vote of unit owners, except certain changes (e.g., changing unit boundaries, permitted uses) require unanimous consent. Termination of the condominium requires 75% of votes and approval of 67% of eligible first mortgagees.
