The Residences On Lamont is a 2-unit condominium in Fountain Hills, AZ. You own your unit interior and share ownership of common building elements maintained by the association. A key feature of this small 2-unit building: you cannot make structural or external changes without your adjacent unit owner's written approval (not just the association's). Initially, the developer controls the board; unit owners elect directors 90 days after all units are sold to buyers.
- What you own & maintain: You own your unit interior, exterior walls, roof, and entry doors/windows. You maintain your yard, patio, and any utility meters serving only your unit. The association maintains the shared building structure and common grounds.
- Structural & external changes (requires neighbor approval): Interior nonstructural improvements don't require approval. Structural changes, roof work, or any modification to exterior color or texture require prior written approval from the adjacent unit owner.
