These Covenants, Conditions, Restrictions and Easements (CC&Rs) establish the HOA, define property rights, and set rules for all lot owners and residents. - Animals: A maximum of two domestic pets (dogs or cats typically) may be kept per lot. Dogs must be on a leash no longer than 6 feet when off the owner's lot. No pet structures may be visible from neighboring property, and pets must not be a nuisance. Feces must be immediately removed from common areas or other lots.
- Leasing & rentals: No lease may be for less than 30 days. An owner may only lease an entire lot, not a portion. Owners are responsible for their tenants' compliance with all governing documents. Short-term/vacation rentals under 30 days are prohibited.
- Parking & vehicles: Private passenger vehicles and pickup trucks up to 1 ton capacity and 84 inches height/width may be parked in garages or driveways. Commercial vehicles, RVs, boats, trailers, and inoperable vehicles must be kept in a fully enclosed garage unless otherwise designated by the board. No vehicle repairs outside a garage. Violating vehicles may be towed at owner expense.
- Landscaping & maintenance: Owners must maintain all landscaping on their lot, including between sidewalk and street, unless the association has taken responsibility. New landscaping visible from neighboring property requires ARC approval. Weeds and debris must be removed promptly.
- Signs: No signs visible from neighboring property may be erected without ARC approval, except: one residence identification sign (size/color/location pre-approved), one security system sign, one 'For Sale' or 'For Rent' sign (industry standard size), political signs (subject to regulation), and signs required by law.
