You own your individual unit (airspace within defined boundaries) plus an undivided 1/28 interest in the common elements, which include recreational facilities, parking, and building systems. The association maintains the common elements and levies assessments to cover common expenses.
- What you own & maintain: Your unit is defined by the unfinished floor, ceiling, and interior surfaces of perimeter walls, plus appliances like range and dishwasher. Structural components, pipes, wires, and ducts serving other units or common elements are not part of your unit. Patios, balconies, AC units, and storage lockers are common elements for your exclusive use, which you must maintain. You are responsible for maintaining interior surfaces, fixtures, appliances, windows, doors, and HVAC equipment, while the association maintains structural elements, common facilities, and utility services.
- Assessments & fees: The association levies regular annual assessments and may levy special assessments for unanticipated expenses. Each unit pays a share equal to its 1/28 common element interest. Assessments are due monthly on the 1st and must be paid by the 15th; late payments incur interest at the highest legal rate. Unpaid assessments become a lien on the unit, enforceable by foreclosure or money judgment. The association must provide an annual budget and maintain a reserve fund.
- Alterations & improvements: Nonstructural interior changes do not require board approval, but you are liable for any damage caused. Structural changes require a licensed engineer's certification that integrity is not impaired, plus board approval. Any alteration visible from outside the project must be approved by the board and found aesthetically harmonious. No reflective materials may be placed in windows without board approval.

If damaged by other causes (e.g., fire), the association repairs. Any modification to a party wall requires written board consent. Disputes over repair costs go to arbitration.
- Damage & destruction: If an owner (or their guests, pets, etc.) damages common elements or other units, the owner must commence repairs within 15 days.
