This is a parcel-specific supplement to the Fireside at Desert Ridge HOA in Phoenix, AZ — not a complete rulebook. It designates common areas, splits maintenance responsibilities, and imposes use restrictions for Superblock 11 lots. Readers must also review the master Desert Ridge declaration and Fireside sub-declaration to understand the full set of community rules.
- Association-maintained areas: The association maintains common-area tracts, sidewalks, and drainage throughout the parcels. For certain lots (e.g., Lots 151–156 in Parcel 4), the association also maintains landscaping, irrigation, and coach lighting. Owners cannot alter these without written approval.
- Your maintenance responsibilities: You maintain your dwelling, lot landscaping (unless designated as association-maintained), and interior portions of perimeter walls. You are liable for negligent damage to association-maintained features and common-area walls; repair costs are assessed to you.
- Parking & vehicle restrictions: Tract AA prohibits parking or storage of any vehicles (cars, trucks, motorcycles, boats, trailers, campers, RVs, water craft). Vehicle washing or cleaning on Tract AA is prohibited. Basketball hoops are not allowed in Tract AA.
- Easements across your lot: Utility easements (8'), sidewalk easements (10–20'), and drainage easements run through the property for public use and maintenance. Sight-visibility triangles (33'×33' or 15'×33') restrict structures and landscaping at intersections. Vehicular non-access easements prohibit vehicle traffic on specified areas.
- Use easement areas (yards between walls and lot lines): If a common-area wall is set back from your lot line, you have exclusive use of the yard area between the wall and your lot line — landscaping only, no structures. The association can enter for wall maintenance. You indemnify the association for losses from this easement area.
