What El Corazon's governing documents say
El Corazon is a supplemental neighborhood declaration within the larger Mirabel planned community in Phoenix, AZ, covering Lots 176–210 in Mirabel Village 9. This document narrowly addresses ONLY landscaping maintenance and creates a uniform special assessment for that service; the full community rules (fees, leasing, pets, architectural review, age restrictions) are governed by the master Mirabel Declaration. After your lot is conveyed to you by the builder, the Association will maintain your exterior landscaping; you maintain landscaping inside any enclosed patio or courtyard, and you pay for all major repairs.
- What the Association maintains: Starting after your lot is sold to you, the Association performs periodic maintenance of exterior landscaping and vegetation on your lot, including minor repairs and replacements (e.g., replacing dead plants). The Association does NOT maintain landscaping inside enclosed patios or courtyards.
- What you maintain: You are responsible for all landscaping inside enclosed patios and courtyards at your own expense. You also pay for any major repairs or replacements the Association deems non-minor. If the Association determines repairs are needed to allow it to perform its landscaping duties, you must make them promptly or the Association will do so and bill you via Special Assessment.
- Special Assessments for landscaping: The Association levies uniform Special Assessments on all El Corazon lots to fund landscaping maintenance and repair work. If you fail to make required repairs, the Association can perform them and assess the cost against your lot.
- What this document doesn't cover: This is a supplemental document addressing only landscaping maintenance. The master Mirabel Declaration governs all other rules—monthly or annual assessments, pet policies, leasing restrictions, architectural review, age restrictions, and other community governance.
