- What you own & maintain: You own your lot and home. The HOA maintains the private streets (43rd Street, 43rd Place, 43rd Way, East Mountain View Road, East Malapai Drive, East Vogel Avenue), recreational areas (clubhouse, tennis courts, swimming pool), and common grounds, funded by per-lot assessments determined annually by the HOA.
- Building & lot restrictions: One house per lot, limited to one above-ground story with a maximum height of 18 feet (measured from curb to roof peak). No trailers, mobile homes, or relocated structures permitted; existing structures above 18 feet as of January 1, 2006 are grandfathered but cannot be increased further.
