Expedition Point is a homeowners' association (HOA) community in Phoenix, AZ. This document is a 2005 amendment to the community's CC&Rs, adding rules about nuisances, lawful use, and the association's authority to fine. It binds all lot owners and their guests.
- Nuisances & property maintenance: No rubbish, debris, or unsightly storage may accumulate on lots. Anything that emits foul odors or creates noise disturbing other occupants is prohibited. Exterior sound devices (except security) are banned. The board determines what counts as a nuisance.
- Vehicles & equipment: Motorcycles and motor-driven vehicles (except lawn equipment) may not operate on walkways or sidewalks. Vehicles must have proper mufflers. Construction machinery must follow manufacturer specs and operate during reasonable hours.
