Aviano is a single-family home HOA within the larger Desert Ridge master-planned community in Phoenix, AZ. Lot owners and residents must follow the rules in this Declaration and the master association's documents, which cover use restrictions, assessments, and maintenance.
- Architectural review & modifications: All improvements (buildings, landscaping, etc.) require approval from the master association and Declarant (or later the Association). The Board may adopt design standards. No structures may be moved onto a lot; all must be new construction.
- Parking & vehicles: No commercial vehicles, RVs, boats, or trailers may be parked visible from neighboring property except for temporary loading/unloading (max 24 consecutive hours, 48 hours per 7 days). Regular vehicles on driveways must be under 7 ft tall and 20 ft long. Guest parking limited to 12 consecutive hours. No vehicle repair outside of a closed garage.
- Leasing & rentals: Lease agreements must state they are subject to the Project Documents, and the owner is responsible for the lessee's compliance. No minimum lease term is specified in this excerpt.
