Desert Ridge Commercial Core is a master-planned commercial development in Phoenix, AZ, governed by a Declaration that binds owners and tenants of commercial parcels within the core. The property is held under a 99-year ground lease from the Arizona State Land Department (ASLD). The rules are designed for a mix of general commercial, retail, office, and limited multifamily residential uses, with strict design review and assessment obligations.
- Permitted land uses: The Covered Property is intended for general commercial, retail, and office uses. Limited residential is allowed: multi-family developments (apartments, townhomes) with a single owner and at least 50 units, or part of a 45,000+ sq ft development with multi-family comprising ≤40%; condominium developments with an association; hotel/resort; and congregate care/nursing home. Trailer courts, RV parks, jails, and detention facilities are prohibited.
