Fairmont Gardens Condominiums is a condominium community in Phoenix, AZ — you own your individual unit plus an undivided 1/78 interest in the common areas, which the association manages and maintains. This declaration governs all owners, residents, and tenants. Use of units is limited to single-family residential purposes.
- What you own & maintain: You own the interior of your unit (within interior surfaces of perimeter walls, floors, ceilings) and have an undivided 1/78 interest in common areas. The association maintains common elements including buildings, parking, recreational areas, and utilities; you maintain the interior of your unit.
- Assessments & fees: Each unit pays a regular annual assessment determined by the board, plus possible special assessments. Annual assessments cannot increase more than 20% year-over-year without a 51% vote of non-declarant members. Special assessments in a year are limited to 5% of budgeted expenses unless 51% approve. Assessments become a lien on the unit and a personal obligation.

- Architectural review: Any exterior alteration, addition, or improvement (including landscaping visible from street/common area) must be approved in writing by the Architectural Control Committee. Plans are deemed approved if no response within 45 days. No window foil, darkening screens, or storage on balconies/patios; no air conditioner changes without approval.
- Signs: No signs visible from public view except approved 'For Sale' or 'For Rent' signs, subject to board approval of size and content.
