- What you own & maintain: You own your unit's interior; the association owns and maintains all common elements: the building structure, grounds, pools, recreation facilities, private drives, and utility systems.
- Monthly and annual assessments: Per-unit assessments are charged uniformly to all owners and fund maintenance, insurance, utilities, and reserves. Rates can increase up to 6% annually without a vote; increases beyond 6% require a 2/3 majority vote.
- Leasing & rental restrictions: Your unit may be leased only to a 'single family'—related persons or up to three unrelated persons living as one household. Before leasing or selling, you must notify the association; members have 15 days to match any offer.
- Pets: You may keep no more than 2 domestic dogs, 2 cats, and 2 caged birds per unit. Pets must be leashed outside the unit. Owners are liable for cleanup costs if pets create unsanitary conditions on common property.

- Right of first refusal on sale or lease: Before accepting an offer to sell or lease your unit, you must notify the Board in writing with the offer terms. Association members have 15 days to submit an identical offer; if none do, you may proceed.
