You own your lot and home; the association maintains common areas, landscape easements, and some private drives. The governing document is a full declaration of covenants, conditions, and restrictions that applies to all lot owners.
- What you own & maintain: You own your lot and all improvements on it (home, yard, walls). You must maintain everything on your lot, including landscaping, paint, and structures. The association maintains common areas, landscape easements, transformer easements, and maneuvering easements.
- Assessments & fees: Annual assessments are levied per lot, can increase up to 10% per year without membership vote. A 2/3 vote is needed for increases above 10%. Special assessments for capital improvements require a 2/3 vote. Delinquent assessments accrue interest and can become a lien on the property.
- Use restrictions: Lots are for single-family residential use only. No businesses may operate visibly from outside the home (but home offices are allowed if no signs, traffic, or noise). No temporary structures, trailers, or tents used as residences. No oil drilling or mining.
- Pets: Maximum two domestic pets: either two dogs, two cats, or one dog and one cat, permanently confined indoors. Pets must not be a nuisance; walking requires waste cleanup. Board may ban pets that become obnoxious.
- Parking & vehicles: No parking on private accessways or guest spaces by residents. Two vehicles max per lot on private drive. No inoperative vehicles, boats, RVs, or commercial vehicles (except during loading/unloading up to 3 hours). Overnight parking only by invitees. Board may tow violators.
- Leasing & rentals: Leases must be in writing and require lessee to comply with all governing documents. No minimum lease term is specified; otherwise, no restriction on renting.
- Architectural review: All exterior alterations, improvements, or additions (including painting, solar panels, fences) must be approved by the Architectural Control Committee. Plans must be submitted; committee has 60 days to act or approval is automatic. Fees may apply.
- Noise & nuisance: No obnoxious or offensive activities. Sounds from power tools, speakers, etc. must not exceed 65 decibels at 100 feet from source; boundary line limit is 45 decibels. Open fires allowed only in confined pits or barbecue facilities.
