Tamarac at Moon Valley is a single-family home homeowners' association (HOA) in Phoenix, AZ. These architectural guidelines supplement the CC&Rs and outline the standards and review process for any exterior changes to your property. They are binding on all homeowners and apply to visible alterations.
- Architectural review process: Homeowners must obtain written approval from the Tamarac Architectural Committee (TAC) before making any exterior changes. The TAC has 60 days to approve or deny a complete application; if they fail to respond within 60 days, approval is not required (though this is not guaranteed). Applications should include site plans, sketches, photos, or manufacturer's brochures.
- Prohibited improvements and uses: Basketball hoops (any type), freestanding flagpoles, garage conversions (convert garage to living space or recreation), aluminum patio covers, and elevated play platforms are not allowed. Large satellite dishes and shiny or patterned awnings are also prohibited.
- Exterior design and material standards: Original architectural style and colors must be maintained. Replacement windows, garage doors, front doors, and skylights must closely match the original builder's specifications. Specific rules apply to awnings (solid color, matching trim), security doors (white, black, dark bronze, or trim color), and rain gutters (seamless aluminum, painted to match).
- Landscaping and maintenance responsibilities: The area inside the front walk (between walk and house) is homeowner responsibility to landscape and maintain; all area outside the walk is HOA-maintained. Only ‘Madison Gold 3/4 inch’ rock is allowed in front yards. Tree and shrub removal is handled by HOA for dead/dying/hazardous plants, but owners may remove others at their own expense if replaced with approved species.
- Temporary and seasonal items: Seasonal lights may be attached 45 days before the holiday and must be removed within 30 days after. Small metal flag holders at the front of the house are acceptable for displaying the U.S. flag or similar; no written permission needed for lights or flags.
- Energy and utility equipment: Satellite dishes under 1 meter in diameter may be approved if placed in the least visible location. Solar panels and HVAC units must not be visible from neighboring property; the HOA may regulate their color, shape, and design. Propane tanks under 150 gallons must be placed at least 5 feet from ignition sources and 3 feet from windows/doors.
- Storage and screening: Trash bins must be kept in garages, behind gates, or screened from view. Small storage sheds are allowed only if not visible from neighboring lots or the street. Bicycles, toys, and equipment must be stored out of sight. Play equipment must not be visible from streets or neighbors; elevated platforms are prohibited.
