Greer Ranch is a rural residential and non-commercial ranch community in Phoenix, AZ, governed by this Declaration of Covenants, Conditions and Restrictions (CC&Rs). It applies to all parcel owners and residents, with a homeowners association that maintains roads and common areas and collects assessments.
- Use & zoning: Parcels may be used only for residential and non-commercial ranch purposes, in compliance with Maricopa County zoning. No mining, junkyards, hazardous materials, or noxious activities are allowed.
- Lot & building rules: No parcel may be divided smaller than 1 gross acre. Any residential structure must have at least 2,000 sq ft of living area (excluding garage, porches, etc.) and must be completed within 1 year of building permit. All improvements must use new materials. Fences are allowed using rock, masonry, wood, barbed wire, chain link, or metal horse fencing.
- Assessments & HOA fees: Annual assessments are $15 per acre per year (initial was $400 per parcel). Increases are capped at 10% per year without a majority vote of owners. Special assessments require a 2/3 ownership vote. Unpaid assessments become a lien on the parcel.
- Animals & livestock: Non-commercial ranching is permitted: a reasonable number of horses and cattle may be kept, provided the parcel is adequately fenced. No swine, commercial poultry, stockyards, dairies, or kennels are allowed. Wild animals are prohibited. All livestock must be for personal use, and manure must be regularly removed.
- Vehicles, RVs & equipment: No visible storage or repair of vehicles outside a structure. Inoperable/unlicensed vehicles must be stored inside. ATVs and similar vehicles may only be operated within the owner's parcel unless licensed and street-legal. Travel trailers or RVs may be used as temporary residences for up to 3 consecutive months (or up to 1 year if building a permanent residence). Mobile homes are permanently prohibited.
- Signs & advertising: No advertising signs except for sale/rental signs no larger than 18" x 24". Address signs may not exceed 4 sq ft.
- Water & utilities: Individual domestic wells must comply with state and local regulations. Water storage tanks must be painted a desert tone, no more than 6 ft in height, and fenced or screened. No water may be transported off the parcel.
- Nuisances & property maintenance: No outdoor burning of rubbish. Trash must be kept in covered containers screened from view. Each parcel must be kept clean and maintained. No excessive noise, dust, fumes, or odors (including gunfire, road racing, loud music). No clearing of vegetation except underbrush for necessary improvements; no arena lighting allowed.
