Greer Ranch South is a standard single-family home HOA in Phoenix, AZ. Homeowners are bound by these CC&Rs, which govern exterior appearance, use, parking, and assessments. The developer (Declarant) retains special voting rights during build-out.
- Architectural review & exterior changes: Prior written approval from the Architectural Committee is required for any exterior changes, including structures, landscaping, painting, and alterations. The Committee has 45 days to respond. Declarant and Designated Builders are exempt during development.
- Use of property: Lots are for single-family residential use only. Home businesses are allowed if not detectable from outside and consistent with residential character. Leasing is permitted but must be in writing and subject to the CC&Rs; the owner remains liable for tenant violations.
