- Architectural review: Most exterior changes—including landscaping, solar panels, antennas, fences, and structures—require prior written approval from the Architectural Review Committee (ARC). The ARC has 45 days to respond (failure to approve = disapproval). Fees and deposits may apply.

No parking on common driveways or common areas. Commercial vehicles, RVs, boats, and trailers are prohibited unless inside a fully enclosed garage. Non-operational vehicles must be garaged. Violators may be towed at owner expense.
- Landscaping & maintenance: The Association maintains unenclosed front/side yard landscaping (Landscape Maintenance Areas). Owners maintain enclosed rear/side yards and must keep them free of debris. All landscaping visible from neighboring property requires ARC approval.
- What you own & maintain: Owners own their lot and residential unit. The Association maintains common areas, common driveways, and designated landscape areas. Party walls (fences) between lots are jointly maintained.
- Additional restrictions: No clotheslines visible from neighbors; window coverings must be white, cream, natural wood stain, or solid earth tone; garages must be used for parking and limited storage (garage doors kept closed except for entry/exit); no basketball goals or play equipment without ARC approval; no in-ground pools, spas, or similar; no ramadas or gazebos on lots.
